Abstract:
This paper aims at the opportunity of condominium housing program in Nekemte and identifying
the challenges or factors that constrained the study. To realize the objectives of the study a
cross-sectional survey research design was used in the study in which the process of collecting
data is undertaken at a particular time. Thus, the study was including both quantitative and
qualitative research approach for the analyzing of data collection. Relevant data for the study
was gathered from the secondary as well as primary sources. The main primary data collection
methods were key informant interviews, focus group discussion and questionnaires.
Questionnaires include both open and close-ended questions. Moreover, the secondary data
source was obtained from published materials and unpublished documentary materials. Though
the program brought some advantages for the community of the town, the finding indicates that,
the income of the residents and the costs of each condominium units were the main factors that
determine the affordability of the condominium houses. The most critical problems affecting
condominium housing program are: land where to construct, finance, construction materials and
human resources. Of all these inputs, finance plays the leading role and lack of pre assessment
on the financial capacity of the town residents and low financial resources allocated to subsidize
the program. As well as, demand of the residents were low because most of the project sites
were not situated at good locations, along main streets in areas that are well served with
required infrastructure like water, electricity, transportation, grinding mills, etc. Therefore, in
order to help low and middle income residents in the study area, the government should design a
program which improves housing supply by creating new methods and institutions like
nongovernmental organizations for building and delivering housing services, developing the
saving habits of the residents by organizing into saving and credit associations, organizing into Ikub and Iddir association
